Here are the three most commonly asked questions I hear from sellers:
1. When is the best time to sell? A lot of people think that the best time to put their house on the market is in the spring. This was the general understanding up until only a few years ago. It doesn’t matter what time of year you list today because there is so little inventory. August and December are slow months, but for the rest of the year, we won’t see any difference in the ratio of buyers to sellers.
2. What is the real estate market like right now? We’re in a seller’s market currently. There’s not enough inventory to meet buyer demand. We currently have 0.5 months of inventory. That’s how long it would take to sell all of the available houses on the market if no more were listed. Home prices are appreciating quickly as the median sales price has risen by 12% from last year.
3. What do I need to do to prepare my home for sale? Depersonalize the space and do a deep clean. If you need help with that, I recommend hiring a professional home stager.
